Little Cedar Mountain Development Proposal/Nickajack Shores
Nickajack Reservoir — Marion County, Tennessee
TVA has recently received for consideration a request from Thunder Enterprises to purchase approximately 578 acres of TVA property for a mixed use development. When TVA receives an unsolicited proposal for sale of public property, it is reviewed for potential public benefits, economic development potential and associated environmental impacts. TVA reviews each reasonable request for use of public land on a case-by-case basis.
In 1996, TVA conducted an environmental review to evaluate the effects of a mixed use development on several tracts of Nickajack Reservoir planned land. As a result of this review, an environmental assessment (EA) was prepared and subsequently, a finding of no significant impact was determined (FONSI).
The property associated with the recent request (XNJR-3PT) was the subject of a previous public review during preparation of the 1996 EA. Along with a public review and scoping period in December 2004, TVA hosted a pubic open house meeting at South Pittsburg High School to solicit comments on the proposed project. Using information contained in the 1996 EA, along with comments received during the scoping period, TVA prepared a draft supplemental EA for additional review. TVA has completed a final supplemental EA and a FONSI. These documents, along with other supporting information, are presented below.
